Builder warranty season. Many homes are inside or just past their builder warranty. Document small issues like drywall cracks or sticking doors before the warranty ends.
Irrigation and HOA rules. Most subdivisions use pressurized irrigation and HOA landscaping rules, so plan sprinkler and yard work around both.
